This is a great article for the retiree market.

Found this at http://www.Homeradar.com the site was great. I am trying to see how to become a member.

MAKING YOUR HOME AN ATTRACTIVE PROSPECT FOR POTENTIAL RETIREE BUYERS

If you are thinking of selling your home anytime in the coming months or years, there might be a market you should consider targeting--the retiree community. The senior population, defined as persons over the age of 65, has seen a steady and marked increase over the past decade. Currently the elderly make up close to 13% of the entire populace of the United States--and this number is only predicted to increase as the so-called "baby boomers," members of the huge generation that were born in the post-World War II years, age into their seniority. According to all estimates, in the early part of this millennium, the senior citizen population should spiral to over twice its current number, growing to represent 20% of the entire amount of people in the U.S.

Senior Citizens Are Serious Buyers

With these kinds of numbers might it not be a good idea to consider marketing your up-for-sale house to members of the elderly generation? This concept could look even more attractive to you when you consider that older people are extremely serious buyers--they generally are seeking to establish a home in which to spend their golden years. As such they are primarily interested in the stability of owning a house, rather than the relative insecurity of renting.

Of course many of these senior citizens will prefer to remain in the house they have lived in for years. But many others choose to move for reasons such as community features, better health facilities and superior weather conditions. So, if your home is located in an area, which has a strong healthcare focus, mild weather and other community offerings, such as a good transportation system or elderly support groups, you may be in an excellent position to sell your home to a senior citizen or a person nearing retirement age.

Customizing Your House for the Senior Lifestyle

Should you make the decision to try and sell your house to an elderly buyer, chances are you will need to make a few alterations in your home to make it ready and attractive for the senior market.

There are ways to update the features of a house so as to render it extremely safe and comfortable for a senior resident. You might think that this type of refurbishment would involve major alterations and be time-consuming and costly. However the experts at the American Association of Retired Persons—AARP--say this is usually not the case.

Renovations to Consider Making

Here is a list of modifications most experts agree will transform your house into a home that offers added security and convenience to senior citizens:
Doorknobs, bathtubs, stairs, lighting, and much more can all be adapted for easier and safer use.
Installing grab bars, handrails and non-skid strips make it easier to bathe and shower, and avoid falls.
Converting your shower to one that has roll-in access would aid those with limited motor ability.
Raising the height of the bathroom vanity could help make tooth brushing and face washing a less painful proposition.
Large levers on faucets, door latches, and appliance knobs can also help.
Replace conventional light switches with the easier to manipulate rocker switches.
Add extra light switches in convenient and accessible places such as at the bottom and tops of stairways, entrances to all rooms and near bed locations.
To avoid falls, mark stairs using colors in the red and yellow range, or contrasting colors such as black and white.
Having wide doors, one-level design, and clear floor space can be very helpful.
Increase the wattage of your light bulbs, or add lights in rooms that currently tend to be on the dim side.
Make sure light fixtures and windows have appropriate shades to avoid glare.
Carpeting your floors and putting curtains in windows will reduce sharp noises and distracting echoes.
Consider installing pull-out shelving in the kitchen cabinetry.
Make sure you have a smoke alarm system that sounds throughout the house--not just in the smoky area.

Converting Your Home to Appeal to Seniors Is a Solid Proposition

Your home, the conventional wisdom goes, is more than just a place of shelter and dreams, it can also be a sound investment. Whether you are considering selling your house now, in the near future or even not at all, adding modifications to make your home more suitable for senior citizens could be a very wise move. Relatively inexpensive and easy to make, these renovations render your house more attractive to retiree buyers and they convert your house into a safer haven for the present and the future.
